Bathroom remodels are among the most complex residential jobs to price because of the variety of work (tile, plumbing, electrical, cabinetry, fixtures) and high potential for hidden conditions. Here's how to approach it.
Scope clearly: List every trade involved — demo, framing, plumbing, electrical, waterproofing, tile, cabinetry, fixtures, painting, finish. Price each separately.
Allow for unknowns: Older bathrooms hide mold, rotted subfloors, lead pipes, and knob-and-tube wiring. Add a contingency line or clearly exclude unknown conditions from your base price.
Allowances vs. specified: "Tile allowance $X" gives the client a budget to select from. Specified material pricing (exact tile selected) is more accurate. Avoid allowances if you can; they frequently lead to disputes.
Document every phase: Subfloor condition, waterproofing membrane, rough plumbing and electrical — all should be photographed before cover-up. TimeFotos makes this automatic per job address.
